Our client is a national commercial real estate firm serving various markets throughout the country. They are seeking to hire a Commercial Property Manager to join their team.

Salary/Hourly Rate:

$90k – $100k

Position Overview:

The Commercial Property Manager is responsible for the management of commercial property. This position is to join a team that manages a diverse portfolio of office and industrial properties. The office is located in Seattle Metro, particularly in Renton, WA.

Responsibilities of the Commercial Property Manager:

  • Participating with and inspiring a team to operate at their highest efficiency
  • Promptly responding to tenant and owner requests in a professional manager
  • Abstracting and interpreting lease clauses
  • Negotiating RFPs for vendor service contracts, maintaining and developing relationships to achieve optimum performance and competitive pricing
  • Creating and implementing a tenant retention program
  • Preparing, reviewing and providing monthly financials and operation reports as required accurately and timely
  • Reviewing AR, AP, and monthly tenant billings for accuracy and timeliness
  • Performing CAM reconciliations yearly and reforecasts (on an as needed basis)
  • Overseeing tenant improvement projects including bidding and coordination of delivery
  • Maintaining current W9 and COIs for tenants, service providers, and owners
  • Preparing annual budgets
  • Being a constant learner and bringing existing experience to the team
  • Actively engaging with Leasing teams to prepare the property for leasing

Qualifications of the Commercial Property Manager:

  • Minimum of 5+ years of commercial real estate experience
  • Must have a California Real Estate License
  • Experience with institutional financial reporting requirements
  • Familiarity with TOBY process and LEED/Energy Star reporting
  • Proficiency in JD Edwards, Yardi, Kardin software is preferred
  • Excellent verbal and written communication skills
  • Organized, able to prioritize multiple projects, delegate appropriately, and always have a positive, professional presence
  • Proficient in Microsoft Office including Word and Excel

Education Requirements:

  • Bachelor’s degree in Business or a related field is preferred
  • Candidates with strong industry related experience will also be considered
