Our client is a leading property investment firm with over 15 years of experience in strategic acquisitions, development, and disposition of residential land. With a portfolio that spans 16 projects totaling over $1 billion, they are focused on high-end, large-scale land developments, including oceanfront properties and substantial residential subdivisions. They are seeking an experienced Development Project Manager-Residential Land to support the execution of 7 – 10 new projects in the upcoming year, including the acquisition of over 3,100 lots.

Position Overview:
The Development Project Manager-Residential Land will play a critical role in managing and executing large residential land development projects, ensuring successful outcomes in terms of budget, quality, and timeline. The ideal candidate for the Development Project Manager-Residential Land role will have a strong background in civil engineering and experience working in land development, particularly in high-end, large subdivision projects. This person will be responsible for managing and sourcing contractors, overseeing the development process, coordinating construction activities, and navigating complex zoning, permits, and public hearings.
Responsibilities of the Development Project Manager-Residential Land:
- Oversee and manage multiple land development projects, including large subdivisions with 300 – 400 lots per project.
- Collaborate with internal teams and external stakeholders to ensure projects are completed on time, within budget, and meet quality standards.
- Manage all aspects of project development, including civil design, zoning, permitting, and municipal approvals.
- Coordinate the site preparation and construction process, ensuring compliance with all regulations and quality standards.
- Source, manage, and evaluate contractors for various phases of development, including site preparation, grading, utilities, and infrastructure.
- Monitor project budgets, identify cost-saving opportunities, and ensure adherence to financial constraints.
- Participate in and manage public hearings, working closely with legal representatives and municipal authorities to secure permits and approvals.
- Lead and coordinate site inspections, ensuring that all work complies with local regulations and receives final municipal approvals.
- Develop and maintain project timelines, ensuring that all deliverables are met in accordance with established milestones.
- Prepare and manage development budgets, working closely with finance teams to track expenses and report on financial status.
- Provide regular updates to senior management on the status of projects, risks, and key performance indicators.
Qualifications for the Development Project Manager-Residential Land:
- 5 – 7+ years of experience in land development, preferably with a builder, engineering consulting firm, or similar organization.
- Strong background in civil design, zoning, and land development regulations.
- Proven experience in managing large-scale residential development projects, including contractor selection, site preparation, and budget management.
- In-depth knowledge of the development process, including permitting, municipal inspections, and final approvals.
- Experience in leading public hearings and presenting to legal and municipal officials.
- Exceptional organizational and project management skills, with the ability to manage multiple projects simultaneously.
- Strong communication and interpersonal skills, with the ability to collaborate effectively with internal and external stakeholders.
- Proficiency in project management software and Microsoft Office Suite (Excel, Word, PowerPoint).
Education Requirements:
- Bachelor’s degree in Civil Engineering, Construction Management, or a related field is required.
