Our client, a Rapidly Growing Site Development and General contracting company. They are seeking a Preconstruction Manager to join their team!

Salary/Hourly Rate:

$100,000 – $150,000 plus bonus

Position Overview:

Preconstruction Manager will manage and lead all Preconstruction, Subcontractor buyout, and Subcontractor and Owner contracting related activities for the company. The Preconstruction Manager expertise will ensure that our projects are profitable, thoroughly planned, and set up for success. This is an excellent opportunity for a motivated individual who is looking to grow within our company.

Responsibilities of the Preconstruction Manager:

  • Bid Coordination: Lead the preparation and submission of bids, including gathering Subcontractor quotes, reviewing bid documents, and organizing bid packages
  • Cost Estimation: Lead the estimating team to estimate project costs, analyze cost data, and provide accurate cost projections
  • Scheduling: Create and maintain project schedules, identifying critical path items, and ensuring timely completion of preconstruction activities
  • Vendor and Subcontractor Communication: Liaise with subcontractors, vendors, and suppliers to obtain quotes, negotiate pricing, and maintain positive working relationships
  • Value Engineering: Lead value engineering efforts and identify opportunities for cost savings and value engineering solutions while maintaining project quality standards
  • Document Control: Manage and organize project documentation, including drawings, specifications, bid documents, RFI’s, etc.
  • Risk Assessment: Participate in risk assessment and analysis to identify potential project risks and develop mitigation strategies
  • Client Interaction: Collaborate with clients to understand their project requirements, provide updates, and address any preconstruction-related inquiries
  • Lead Preconstruction Meetings: Lead preconstruction meetings with project stakeholders to ensure alignment on project objectives and deliverables

Qualifications for the Preconstruction Manager:

  • Previous experience in preconstruction or construction project management (5+ years preferred)
  • Strong understanding of construction processes, estimating, and cost management
  • Proficiency in construction management software (Procore, PlanGrid, Bluebeam, etc.)
  • Excellent communication and negotiation skills
  • Strong organizational and problem-solving abilities
  • Ability to work collaboratively in a team-oriented environment
  • Attention to detail and a commitment to delivering high-quality work

Education Requirements:

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field is preferred
