As the company continues to expand, they are looking for an experienced Real Estate Controller to be a vital part of their team and support the executive leadership team in managing key financial aspects of their real estate operations.
Salary/Hourly Rate:
$125k – $135k plus 10% Bonus
Position Overview:
The Real Estate Controller will oversee key financial aspects of the company’s real estate entities. This position will be responsible for preparing monthly financial statements, cash flow management, overseeing property accounting, managing bank loans, and providing analyses of potential real estate sales. The ideal candidate will have experience handling multiple closings each month and be comfortable managing financial operations in a dynamic, fast-paced environment.
Responsibilities of the Real Estate Controller:
- Prepare and Review Monthly Financial Statements: Consolidate multiple reporting entities and ensure all financial information is accurate.
- Develop and Maintain Monthly Cash Flow Projections: Support real estate funding and key business decisions through reliable and timely cash flow forecasts.
- Month-End Packages: Prepare month-end packages, including identifying and addressing any exceptions.
- Real Estate Property Accounting: Oversee all aspects of real estate accounting, including acquisitions, construction in progress, capitalization of buildings, and property sales/dispositions.
- Manage Bank Loans: Record and manage bank loans, ensuring proper accounting treatment aligned with property transactions.
- Multiple Closings: Bring experience in managing multiple closings each month, ensuring financial accuracy and timeliness.
- Real Estate Sales/Disposition Analysis: Prepare detailed financial analyses for potential real estate property sales and dispositions.
- Interface with Appraisers and Bankers: Provide due diligence documents for commercial real estate financing and facilitate communication with financial partners.
- Support Permanent Real Estate Loans: Assist in the financial aspects of permanent real estate loans, including refinancing packages.
- Manage Line of Credit: Monitor and manage the company’s line of credit, including ensuring paydowns are handled appropriately.
- Collaborate with Outside Accountant: Support the preparation of year-end financial statements and tax planning, including reconciliations and necessary disclosures.
- Partner with Executive Leadership: Present monthly financial statements and provide in-depth financial analysis for special projects as required.
- Supervise General Accounting: Oversee the company’s general accounting activities, including accounts receivable and accounts payable.
Required Experience/Skills for the Real Estate Controller:
- Ten or more years of experience in progressively responsible financial leadership roles, preferably in real estate development or property management.
- Experience with multiple closings each month and managing complex financial transactions.
- Proficient in accounting software, advanced Microsoft Excel skills, and AppFolio are a plus.
- Strong understanding of real estate property accounting, including acquisitions, capitalizations, and dispositions.
- Solid experience managing financial relationships with bankers and lenders.
- Ability to work independently, manage multiple projects, and adapt to a fast-paced, dynamic team environment.
Preferred Experience/Skills for the Real Estate Controller:
- Prior public accounting experience is highly preferred.
- Experience in commercial real estate financing, including construction loans and permanent loans.
- Expertise in real estate property sale analysis and due diligence processes.
Education Requirements:
- Bachelor’s degree in Accounting or Finance is required.
- MBA or CPA designation is preferred.
