Our client is a well-established property management company specializing in managing a diverse portfolio of apartment buildings, single-family homes, and townhomes. They are looking to add a Senior Property Manager to join their team.
Salary/Hourly Rate:
$85k – $95k
Position Overview:
As the Senior Property Manager, you will be responsible for overseeing a portfolio of apartment buildings, single-family homes, and townhomes. The ideal candidate for the Senior Property Manager role will have at least 3 years of experience in property management, with a strong understanding of multi-family and single-family rental operations. You will manage the daily property activities including leasing, maintenance, tenant relations, and financial reporting to ensure all properties are well-maintained, fully occupied, and financially successful.
Responsibilities of the Senior Property Manager:
Property Operations & Maintenance: Oversee daily operations of properties, ensuring they meet company standards. Coordinate regular inspections, repairs, and maintenance. Address tenant concerns and requests promptly to maintain satisfaction. Manage vendor relationships and service contracts.
Leasing & Tenant Relations: Handle leasing process, including property tours, applications, tenant screenings, and lease executions. Ensure high occupancy rates and compliance with fair housing laws. Foster positive tenant relations.
Financial Management: Prepare and manage property budgets, track expenses, and ensure adherence to financial guidelines. Oversee rent collection and follow up on delinquencies. Provide regular financial reporting, including profit and loss statements and cash flow analysis.
Compliance & Legal Responsibilities: Ensure properties comply with local, state, and federal regulations, including building codes and safety regulations. Handle lease renewals, terminations, and evictions per company policies and laws.
Team Leadership & Collaboration: Supervise onsite staff, including maintenance personnel and leasing agents. Collaborate with regional or director-level teams to align on property goals. Assist with training and development of junior staff.
Required Experience/Skills for the Senior Property Manager:
Minimum of 3 years of experience in property management, managing apartments, single-family homes, and/or townhomes.
Proven track record in leasing and property operations management.
Strong knowledge of property management best practices, including maintenance, tenant relations, and leasing.
Experience with property management software (e.g., Yardi, AppFolio, Rentec Direct).
Strong organizational and time-management skills.
Excellent interpersonal and communication skills.
Preferred Experience/Skills for the Senior Property Manager:
Property Management certification (e.g., CAM, CPM) is a plus.
Experience managing vendor relationships and troubleshooting maintenance issues.
Familiarity with local, state, and federal housing laws and regulations.
Education Requirements:
Bachelor’s degree in Business, Real Estate, or a related field preferred.
