Client Overview:

Our client is a Florida-based, nonprofit community development corporation looking to add a Property Manager to their team.

Salary/Hourly Rate:

$25/hr – $26/hr 

Position Overview:

Our client is currently seeking an experienced Property Manager to oversee operations at an affordable housing apartment community. The Property Manager will be responsible for ensuring the successful management of the property on behalf of the ownership or management firm, either directly or through oversight of staff and vendors.

Responsibilities of the Property Manager:

  • Assist with the preparation of annual budgets for each calendar year.
  • Manage operations within the approved budget; notify the Regional Manager immediately of any variances.
  • Ensure timely collection and posting of rents, security deposits, and all other property income.
  • Monitor and address delinquent accounts promptly.
  • Adhere to all TPMC accounting policies, including:
    • Proper use of the chart of account numbers.
    • Daily income reporting requirements.
    • Expense tracking and requirements.
    • Accounts payable system management.
    • Rent roll, summary, and recap reporting.
    • Preparation of other required monthly reports.
  • Recruit, train, and, when necessary, terminate employees in compliance with TPMC policy, Federal, and State laws, under the direction of the Regional Manager and Vice President.
  • Maintain accurate employee records, including attendance, vacation, and counseling documentation.
  • Conduct regular performance evaluations and provide written assessments.
  • Lead monthly staff meetings to ensure effective communication and team alignment.

Required Experience/Skills for the Property Manager:

  • LIHTC property management experience. 

Preferred Experience/Skills for the Property Manager:

  • Ability to handle all details of move-ins and move-outs, giving special attention to apartment inspection checklists.

Education Requirements:

  • Bachelor’s degree is preferred or relevant work experience.
