Our client is seeking a detail-oriented and motivated Compliance Specialist to support compliance activities for affordable housing communities.
Salary/Hourly Rate:
$50k – $62k Annually (based on experience in affordable housing compliance, including HUD, LIHTC, and RAD)
Position Overview:
This entry-level role offers exposure to U.S. Department of Housing and Urban Development (HUD) programs, Low-Income Housing Tax Credit (LIHTC) regulations, and Rental Assistance Demonstration (RAD) requirements. The Compliance Specialist assists with tenant file reviews, certification processing, documentation review, and subsidy voucher support. They work closely with on-site property teams and under the guidance of senior compliance staff to ensure all regulatory requirements are met.
Responsibilities of the Compliance Specialist:
- Assist with processing resident move-ins, interim changes, and annual recertifications in accordance with program guidelines (HUD Handbook 4350.3 and LIHTC Section 42 regulations).
- Collect, review, and organize tenant income, asset, and household documentation to verify eligibility and ensure all required information is complete.
- Help prepare and maintain tenant certification files for HUD, LIHTC, and RAD program units, ensuring files are accurate and audit-ready.
- Support monthly Housing Assistance Payment (HAP) voucher processing and perform TRACS data entry and documentation review.
- Assist with preparation for compliance audits and inspections, including Management & Occupancy Reviews (MOR), Real Estate Assessment Center (REAC) inspections, RAD program reviews, and state agency audits for LIHTC.
- Communicate with property/site staff to obtain missing documentation or clarify discrepancies in tenant files.
- Maintain up-to-date compliance tracking logs and organized filing systems to ensure records are easily accessible and complete.
- Provide general administrative and compliance support to senior compliance staff as needed.
Required Experience/Skills for the Compliance Specialist:
- Strong attention to detail and excellent organizational skills.
- Ability to manage deadlines effectively and maintain confidential information.
- Proficiency with Microsoft Office (Word, Excel, Outlook).
- Basic understanding of HUD housing programs and regulations (e.g., Section 8).
Preferred Experience/Skills for the Compliance Specialist:
- 1 – 3 years of experience in property management, leasing, or affordable housing (experience is preferred but not required for otherwise qualified candidates).
- Familiarity with LIHTC (Low Income Housing Tax Credit) compliance requirements.
- Familiarity with RAD (Rental Assistance Demonstration) program processes.
- Experience reviewing tenant income documents or managing resident files.
- Experience with industry software systems such as property management platforms (Yardi, RealPage, OneSite) or HUD compliance systems (TRACS, EIV).
- Affordable housing coursework or professional certification in progress (e.g., COS, HCCP or similar credentials).
