Our client is seeking a motivated and detail-oriented LIHTC Leasing Agent to join their team.
Salary/Hourly Rate:
$20/hr – $22/hr
Position Overview:
Our client seeks a Leasing Agent with experience in RAD or PBV programs to support leasing and compliance operations within affordable housing communities. This role plays a key part in ensuring program-eligible leasing, accurate documentation collection, and support for tenant certifications and audits. The ideal candidate is knowledgeable in LIHTC leasing requirements and HUD rental assistance processes, particularly within RAD or Project-Based Voucher (PBV) environments.
Responsibilities of the Leasing Agent:
- The Leasing Agent will conduct leasing activities in accordance with LIHTC regulations and RAD/PBV program guidelines.
- Manage the application and intake process, including applicant interviews, waitlist procedures, and income screening.
- The Leasing Agent will collect, verify, and review income, asset, and household documentation to ensure eligibility under LIHTC and RAD/PBV rules.
- Coordinate with compliance staff on tenant move-ins, annual recertifications, and interim changes.
- Maintain accurate and complete tenant files to ensure audit readiness, including 50059s, TICs, leases, and supporting documentation.
- The Leasing Agent will assist with TRACS data entry and support voucher processing for RAD/PBV units.
- Communicate professionally with applicants, residents, and onsite staff to resolve documentation or leasing matters.
- Support preparation for MORs, REAC inspections, and state agency audits.
- Track leasing metrics and ensure lease-up procedures align with program requirements.
Required Experience/Skills for the Leasing Agent:
- Strong interpersonal, organizational, and customer service skills.
- Familiarity with LIHTC leasing requirements and compliance documentation.
- Understanding of RAD (Rental Assistance Demonstration) or PBV program leasing rules.
- Proficiency in Microsoft Office (Word, Excel, Outlook).
- Ability to maintain confidentiality and meet strict regulatory deadlines.
Preferred Experience/Skills for the Leasing Agent:
- 1 – 3 years of leasing or compliance experience within affordable housing.
- Experience with TRACS, EIV, or tenant certification software.
- Knowledge of HUD 4350.3 and LIHTC Section 42 regulations.
- Experience with property management systems such as Yardi, RealPage, or OneSite.
- Industry certifications in progress (COS, TCS, HCCP).
Education Requirements:
- High school diploma or equivalent is required.
- Additional certifications or coursework in affordable housing compliance are preferred.
