Client Overview:

Our client is seeking a Certified Occupancy Specialist (COS) for a real estate company in the Fort Lauderdale area. The ideal candidate will bring strong compliance knowledge and experience within affordable housing programs.

Salary/Hourly Rate:

Up to $72k

Position Overview:

The Certified Occupancy Specialist will be responsible for ensuring compliance with government housing regulations and program requirements. This role will audit applicant and resident files, monitor rental assistance and subsidy availability, calculate utility allowances, and ensure unit income targeting requirements are met. The position works closely with HUD and LIHTC program guidelines and is a full-time onsite role in the Fort Lauderdale area. The Certified Occupancy Specialist (COS) certification is required.

Responsibilities of the Certified Occupancy Specialist:

  • Conduct initial qualifying LIHTC and HUD file reviews.
  • Assist with initial lease-ups by reviewing housing applications, confirming eligibility, and ensuring all required documentation is completed prior to move-in.
  • Enter and maintain data within compliance databases, ensuring accuracy and timely updates.
  • Maintain documentation related to compliance actions and assist in determining resolutions for compliance issues.
  • Communicate critical information and provide clear written communication to stakeholders.
  • Ensure compliance with all applicable regulatory requirements including HUD and LIHTC programs.

Required Experience/Skills for the Certified Occupancy Specialist:

  • Minimum of two years of experience in affordable housing administration, restrictions, and compliance.
  • Experience working with HUD, LIHTC, and income verification processes.
  • Experience auditing applicant and resident files for compliance with government regulations.
  • Knowledge of monitoring rental assistance and subsidy availability.
  • Ability to perform utility allowance calculations and manage unit income targeting requirements.
  • Certified Occupancy Specialist (COS) certification is required.

Preferred Experience/Skills for the Certified Occupancy Specialist:

  • Knowledge of the affordable housing industry and regulatory environment.

Education Requirements:

  • Minimum of two years of experience in affordable housing administration.
  • High school diploma or equivalent is required.
