Client Overview:

Our client is a growing commercial real estate organization seeking an experienced Property Manager to oversee a portfolio of four properties throughout South Florida. This individual will be responsible for the day-to-day management of commercial assets, maintaining strong tenant relationships, overseeing vendors, and ensuring the portfolio’s financial and operational success.

Salary/Hourly Rate: 

$80k – $95k 

Position Overview: 

Our client is seeking an experienced Property Manager with a strong background managing commercial and/or industrial properties. The ideal candidate will oversee a portfolio of four properties (three in Miami and one in Dania Beach), ensuring operational excellence, tenant satisfaction, and financial performance. This role requires experience with CAM reconciliations, Yardi, budgeting, vendor management, and commercial lease administration.

Responsibilities of the Property Manager:

  • The Property Manager will manage the day-to-day operations of a portfolio consisting of four commercial/industrial properties.
  • Build and maintain strong relationships with tenants, vendors, and ownership while providing exceptional customer service.
  • Prepare annual operating budgets, monitor expenses, and oversee property financial performance.
  • The Property Manager will complete annual CAM reconciliations and monitor operating expense recoveries.
  • Administer commercial leases, renewals, tenant improvements, and lease compliance.
  • Coordinate maintenance, capital improvement projects, inspections, and vendor contracts.
  • Conduct regular property inspections to ensure properties are well-maintained and operating efficiently.
  • The Property Manager will utilize Yardi to manage property operations, reporting, work orders, budgets, and tenant information.
  • Travel to the Dania Beach property approximately once per week.

Required Experience/Skills for the Property Manager:

  • 3+ years of Commercial Property Management experience is required.
  • Experience managing commercial and/or industrial properties.
  • Yardi software experience is required.
  • CAM reconciliation experience is required.
  • Strong knowledge of commercial lease administration and property operations.
  • Experience managing budgets, vendor relationships, maintenance coordination, and tenant relations.
  • Excellent organizational, communication, and problem-solving skills.
  • Valid driver’s license and reliable transportation for weekly travel between properties.

Preferred Experience/Skills for the Property Manager:

  • Experience managing multi-property portfolios.
  • Knowledge of commercial building systems and preventative maintenance.
  • Experience overseeing capital improvement projects.
  • CAM license or RPA designation is a plus.
  • Bilingual in Spanish is preferred.

Education Requirements: 

  • Bachelor’s degree is a plus.
