Our client is a high-performing, client-focused general contracting firm that specializes in vertical construction, including renovations, ground-up builds, and specialized commercial facilities such as veterinary clinics, childcare centers, and medical offices. Their projects emphasize quality, budget integrity, and schedule adherence. We are looking for a seasoned Project Manager (Vertical Construction) to take full ownership of the build process and lead field operations with confidence and precision.
Salary/Hourly Rate:
$125k – $160k+ 10% performance-based bonus
Position Overview:
We are seeking a skilled and experienced Project Manager (Vertical Construction) to manage commercial vertical construction projects from start to finish. This individual will be responsible for overseeing field operations, coordinating subcontractors, managing client relationships, and ensuring quality delivery on time and within budget. The ideal candidate has a strong background in vertical construction, is highly organized, and thrives in a fast-paced, detail-oriented environment.
Responsibilities of the Project Manager (Vertical Construction):
- Lead all phases of commercial construction projects, from mobilization to closeout.
- Manage site activities, including coordination of subcontractors, materials, schedules, and inspections.
- Review and interpret construction plans, drawings, and specifications.
- Ensure that projects are built to plans, specifications, and local code requirements.
- Conduct daily site walks, maintain job logs, and monitor progress to ensure alignment with schedules and budgets.
- Work closely with architects, engineers, subcontractors, and clients to ensure project objectives are met.
- Handle contract administration, including RFIs, submittals, change orders, and punch lists.
- Maintain safety protocols and quality control standards across the job site.
- Facilitate project meetings, track timelines and budgets, and issue regular updates to internal and external stakeholders.
- Resolve field issues proactively to avoid delays or rework.
- Support the estimating and preconstruction teams with constructability insights and field expertise.
Required Experience/Skills for the Project Manager (Vertical Construction):
- Minimum of 5 – 10 years of experience in commercial construction as a General Contractor, Superintendent, or Project Manager.
- Demonstrated experience managing vertical construction projects from the ground up.
- Strong knowledge of building codes, safety regulations, and construction best practices.
- Ability to read and interpret architectural and structural plans and specs.
- Proficient in construction management software and Microsoft Office Suite.
- Ability to manage multiple subcontractors and deliver high-quality results under pressure.
Preferred Experience/Skills for the Project Manager (Vertical Construction):
- Background in commercial renovations and ground-up construction.
- Experience with healthcare, education, or specialty-use facilities is a plus.
- Familiarity with software tools such as Procore, Bluebeam, and scheduling programs.
- Exceptional leadership, organization, and communication skills.
Education Requirements:
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred.
- Equivalent experience will be considered in lieu of a formal degree.
