Client Overview:

Our client is committed to providing quality, affordable housing to residents in our communities. They take pride in fostering safe, clean, and well-maintained properties while supporting our residents with respect and dignity. Their team is currently seeking a skilled and compassionate Property Manager to oversee the daily operations of a low-income housing community.

Salary/Hourly Rate:

$35/hr

Position Overview:

The Property Manager is responsible for the overall management, maintenance, compliance, and fiscal oversight of the property. This role ensures the property remains in compliance with all federal, state, and local housing regulations, including HUD, LIHTC, and Section 8 requirements.

Responsibilities of the Property Manager:

  • Oversee day-to-day operations of the property, including leasing, rent collection, maintenance, and resident relations.
  • Ensure compliance with affordable housing programs (LIHTC, HUD, Section 8) and complete all necessary reporting.
  • Manage lease-up processes, annual recertifications, and resident eligibility documentation.
  • Maintain occupancy goals and minimize vacancies through marketing and outreach.
  • Supervise on-site staff, including leasing agents, maintenance technicians, and contractors.
  • Respond to resident inquiries, concerns, and service requests in a timely and professional manner.
  • Monitor and manage property budgets, expenses, and financial reporting.
  • Ensure the property is in compliance with safety standards, local housing codes, and Fair Housing regulations.
  • Collaborate with regional leadership and compliance teams as needed.

Required Experience/Skills for the Property Manager:

  • Section 8 housing or low income housing experience.
  • 3+ years of property management experience, with at least 1 year in affordable housing required.

Preferred Experience/Skills for the Property Manager:

  • Strong knowledge of LIHTC, HUD, and/or Section 8 regulations.
  • Experience with tenant certification and recertification processes.
  • Proficient in property management software (e.g., Yardi, RealPage, or similar).
  • Excellent communication, organizational, and problem-solving skills.
  • Strong leadership skills with experience supervising staff.
  • Certified Occupancy Specialist (COS), Tax Credit Specialist (TCS), or similar certifications preferred.

Education Requirements:

  • High school diploma or GED required; college degree a plus.
  • BA preferred.
