Our client is a privately owned commercial real estate company looking to add a Property Manager to their team.

Salary/Hourly Rate:

$80k – $85k + Bonus

Position Overview:

The Property Manager is responsible for the overall direction, coordination, and day-to-day management of a designated portfolio of commercial properties (office and/or industrial). This role ensures that assets operate efficiently, meet ownership objectives, and deliver a high level of tenant satisfaction. Responsibilities include overseeing leasing activity, maintaining occupancy, enforcing agreements, and managing property maintenance and operational performance.

Responsibilities of the Property Manager:

  • Oversee all daily operations for assigned properties, including tenant relations, maintenance, capital improvements, repairs, and vendor coordination.
  • Serve as the main point of contact for tenants and leasing representatives regarding occupancy, rent payments, documentation, and compliance matters.
  • Conduct property inspections and ensure maintenance work meets company and ownership standards.
  • Build and maintain effective working relationships with property owners, tenants, service providers, and contractors.
  • Collect rent payments and address delinquencies promptly, and assist in preparing and reviewing monthly financial statements.
  • Manage payables and receivables, review vendor invoices, and monitor operating expenses for accuracy and efficiency.
  • Prepare and monitor annual operating budgets, track variances, and provide regular financial and operational reports to ownership or senior management.
  • Report on property performance, maintenance updates, and financial trends as needed.
  • Supervise on-site staff, contractors, and service providers to ensure quality and adherence to performance expectations.
  • Attend on-site meetings and company gatherings as required.

Required Experience/Skills for the Property Manager:

  • 5+ years of experience managing large properties.
  • Experience utilizing Yardi and Microsoft Office Suite.
  • Experience creating and managing budgets for multiple properties.
  • Strong understanding of financial reporting, including variances and budgeting.

Preferred Experience/Skills for the Property Manager:

  • CAM reconciliation experience.
  • Experience managing commercial or industrial properties is preferred.

Education Requirements:

  • Bachelor’s degree is preferred.
