Salary/Hourly Rate:

$70k – $85k

Position Overview:

The Property Manager (Affordable Housing) role involves planning, coordinating, and overseeing the daily management functions of assigned property(ies). The ideal candidate will ensure smooth operations, regulatory compliance, resident satisfaction, and staff development, contributing to the continued success and viability of the property. A key component of this role is processing recertifications; therefore, a background in recertification is essential.
Responsibilities of the Property Manager (Affordable Housing):

  • Process initial, annual, and interim recertifications following federal, state, and program-specific guidelines.
  • Maintain full compliance with LIHTC, HUD Section 8, and HOME program requirements.
  • Coordinate and manage all recertification documentation, verifications, and tenant interviews.
  • Supervise, evaluate, and support on-site property staff.
  • Oversee resident relations, unit turnovers, and waiting list procedures.
  • Manage rent collection, address delinquencies, and support eviction processes.
  • Monitor and report on budget performance; prepare variance reports and forecasts.
  • Respond promptly to resident concerns and client inquiries.
  • Participate in audits, inspections, and compliance reviews.
  • Conduct regular meetings with maintenance and administrative staff.
  • Attend court proceedings and represent the property as needed.

Required Experience/Skills for the Property Manager (Affordable Housing):

  • Must have hands-on experience in recertification processing (LIHTC, HOME, HUD Section 8).
  • 3 – 5 years of experience in property management.
  • Proficiency in Yardi and Microsoft Office Suite required.
  • Strong understanding of regulatory compliance and housing program guidelines.
  • Demonstrated leadership, decision-making, and team management abilities.
  • Skilled in handling multiple tasks, changing priorities, and high-pressure situations.

Education Requirements: 

  • High school diploma is required.
